PROJECT:Ā
Turner & Townsend, Scientific Research Facility
LED lighting and emergency lighting across 12 buildings at this Agricultural Research Centre.
This Turner & Townsend client is a research facility supporting an industry leading global operation.
The clientās site is an agricultural research and development facility of circa 95 acres; across which there are 20 buildings of varying ages dating from 1960ās to 1990ās. Many of these buildings had a mixture of fluorescent lighting alongside some tired LEDs, with only switch controls.

OUR APPROACH AND IMPACT
Following several site reviews and surveys working closely with the client, the eventual project involved:
- Replacing obsolete fluorescent lighting
- Bringing in-site standard light levels by area type
- Offering sustainability and energy consumption savings
- Carrying out all works in normal working hours with staff in situ
Powercor, introduced CBRE and Turner & Townsend to Signify-Philips Interact controlled LED lighting solutions and Clevertronics Emergency Lighting. The technologies were designed and installed sitewide with an LED roll out across 12 of the buildings on-site within offices, laboratories, breakout rooms, plant rooms and storage areas.
The design process included ensuring that lights are able to be dimmed to correct lighting levels for usage of each space.
āThe way that CBRE, Turner & Townsend and Powercor managed this project from start to finish was exemplary. The intent and scopeĀ was turned into a fully designed, programmed and executed project by the delivery team by drilling into the detail, showing commitment to quality at all times, setting site standards that will benefit our business long term and choosing diligent and equally committed sub-contract partners. It truly felt like the CBRE, Turner & Townsend and Powercor team had the siteās best interests at heart in every decision.ā Research Capital Portfolio Manager
Financial Impact
The installation of more efficient LED lighting, motion control sensors and better controllability will lead to annual savings of over Ā£115k.Ā
Cost Avoidance
The project delivered cost avoidance of over £125,000, alongside sustainability gains achieved by reusing fittings rather than installing new ones in short-lifespan buildings. Despite a significant investment, the estimated return on investment is under six years.
Long-term guarantee
A full seven-year guarantee on every component of the main product installation. In the event of any failure, the facilities management team will not need to replace a light, freeing up time for resource elsewhere.
Meeting compliance needs
Clevertronics emergency lighting was also installed; a system compliant with emergency lighting regulations and using lithium batteries that last three times longer than any other battery on the market.
Iād like to extend my thanks to the entire Powercor team, both individually and collectively, for their work on this major five-month project. With 900 employees on site and numerous key stakeholders involved, the scale and complexity have been significant. The feedback has been overwhelmingly positive, particularly regarding their professionalism and commitment to getting things right.
